  • No. You’re free to hire any professional photographer you’d like.

    Many hosts choose to work directly with a local photographer because it’s faster, more flexible, and gives you full control over your images. Airbnb’s program typically involves a waiting period to be matched with a photographer, followed by platform-only image delivery. Airbnb’s stated waiting period for photos is 8 days.

    When you book directly with Sean Colón Photography: you schedule immediately, receive your photos within 24–48 hours, and retain your own usage rights; meaning you can use your images across Airbnb, VRBO, your website, social media, and future STR listings. On Airbnb, you are limited to use the photos you’ve obtained through them, on their site only.

  • Not if you’re going through Airbnb’s website to find a photographer. Airbnb-provided photography is licensed for use on Airbnb only. Sean Colón Photography’s images can be used on whatever short-term rental platform of your choosing.

    If you plan to list on multiple STR websites (which most successful hosts do), hiring your own photographer ensures your images can be used everywhere, now and in the future.

  • Airbnb forces photographers to sign an agreement with them that relinquishes copyright directly to Airbnb. Therefore, when going through Airbnb to hire a photographer, the images are only to be used on Airbnb. In other words…If another platform or alternative method to list a STR becomes more appealing (i.e. VRBO, FurnishedFinder, VACASA, etc. ), you, as the property-owner, cannot take the images with you.

    With Sean Colón Photography, you are free to use the images on whichever platform works best for your listing.

  • Most shoots can be scheduled within a few days, depending on location and property size. For best results, scheduling early ensures flexibility with timing and lighting conditions.

  • Most short-term rental galleries are delivered within 24–48 hours after the shoot.

    This allows you to publish or refresh your listing immediately, instead of waiting days or weeks to go live.

  • Many volume-based services rely primarily on HDR blending because it’s cheap, simple, and easy to teach to new photographers. But photographing homes is never “one-size-fits-all.”

    I use a professional lighting workflow instead, shaping light intentionally throughout each space for cleaner color, balanced contrast, and a more polished, magazine-quality look.

    The result feels natural, consistent, and premium; especially important for higher-performing listings.

  • Have the home “ready-to-go” as if you have guests arriving that day. You can find a downloadable free home prep check list here to get started.

    Ideally you’ll want to block off a vacant day in the middle of the week to allow for the photoshoot. This day should not be a check-out / check-in day and cleaning services should be scheduled no later than the day prior.

  • Yes. During the shoot, I’ll guide small adjustments like furniture alignment, pillow placement, lighting direction, and camera angles to make each space feel open and inviting.

    You don’t need a full redesign, just thoughtful refinement.
